From Concept to Creation

When a client approaches Gay Company wanting to do a design/build project there are numerous ways in which this can happen:

1. There is a preliminary design drafted by our forces and a preliminary number submitted along with it that the client reviews and a contract is structured
    
2. The client says they want to build the project with Gay Company and a design is done (with the owners input and requirements) and the project is priced "Open/Book" with a set fee for Gay Company's management in the overall price.
    
3. The client says they want to build the project with Gay Company and a design is done and the project is priced "Open/Book" with a set fee for Gay Company's management in the overall price BUT a firm final number is determined after the pricing is complete and the project shifts to become a standard project
